RESOLUTION NO. 716
A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF
TIBURON RECOMMENDING APPROVAL OF THE TENTATIVE
AND FINAL MAPS FOR SIX (6) LYFORD DRIVE FOR
TEN (10) CONDOMINIUM UNITS
WHEREAS: The Tentative and Final Map at 6 Lyford Drive
Condominiums has been submitted to the Planning Commission and is in compliance
with Chapter 10-7.1 of the Tiburon Zoning Ordinance, and
WHEREAS: said maps meet the submission requirements of Chapter
14 of the Tiburon Municipal Code, and
NOW, THEREFORE BE IT RESOLVED: that the Tentative and Final Map
of 6 Lyford Drive Condominiums are recommended for recordation subject to the
following conditions:
1. That prior to the recordation of F.inal.M:lpall conditions of the
City of Tiburon's Subdivision Ordinance, Section 14-23 and Condominium conversion
deficiencies should be corrected prior to the City Council approval of the Final
Map.
2. That prior to the recon:Jation of the Final Map, the applicant
shall submit to the Department of COmmunity Development, a copy of the CC & R's
for approval by the City Attorney.
3. That prior to the recordation of the Final Map the landscaping
shall be brought in conformance with the revised landscaping plan and be fully
implemented and maintained satisfactorily to the Director of Community Development.
4. That the slide along the westerly property line of the sub-
ject site adjacent to Two (2) Lyford Drive be corrected and that the subject
area be adequately landscaped to the approval of the Direcbor of Community
Development.
5. That the drainage fee in the amount of $879.25 be paid in
accordance with the applicable ordinance prior to the recordation of the Final
Map.
6. That the In-Lieu of Park and Recreation fee of $12,033.45 be
paid in accordance with the applicable ordinance prior to the recordation of the
Final Map.
7. That the conditions as specified in the City Engineer's letter
of February 18, 1975 be implemented prior to the recordation of the Final Map.
8. That the trash receptical structures be redesigned and approved
by the Director of Community Development in accordance with the conditions as approved
by the Board of Design Review prior to the recordation of the Final Map.
