real property situated in the City of Tiburon, County of

Grantor does hereby reserve from this conveyance,
easements for the installation and maintenance of

Covenants , Conditions and Restrictions , recorded September 2 ,
1976 , the annexation to be effective upon r�cordation of this
declaration.
2 . THE PROPERTY
Declarant has previously imposed the restrictions ,
as above set forth, on the real property described on Exhibit
"A" of the Declaration recorded September 2 , 1976 . Declarant
at this time intends to impose said Declaration of Covenants ,
Conditions and Restrictions on the real property described
in Exhibit "B" of the declaration recorded September 2 , 1976 ,
and referred to above. Said property is the same property as
described in Exhibit "1" of this Declaration and by this
reference , incorporated herein.
3. ANNEXATION
Declarant or Grantor does hereby impose upon the
real property described in Exhibit "1" , all o� said
restrictions hereinabove specifically referred to and being
recorded on September 2 , 1976 . It is the intention of Grantor/
Declarant that said restrictions recorded September 2 , 1976 ,
in Book 3082, corimencing at page 194, shall be and hereby
are unconditionally imposed upon the real property described in
said restrictions on Exhibits "A" and "B" , the property
described on said restrictions as Exhibit "B" , being the same
property described on Exhibit "1" , attached to this Declaration.
4. NOTICE
Prospective purchasers of lots in MIRAFLORES PROJECT UNIT
TWO are placed on notice that conventional sewer hook-ups may not
be available at the time they apply for building permits . In such
