NOTICE IS HEREBY GIVEN to a12 parties that the real property
described in Exhibit "A", attached hereto and incorporated herein, has
been divided in violation of the provisions of the Subdivision Map Act
of the State of California.
NOTICE IS FURTHER GIVEN that any purchaser of said property, his
heirs or assigns, subsequent to the recording of this notice, shall be
subject and subordinated to all rights of the City of Tiburon in relation
to said violations, including, but without limitation, the City's rights
under Section 11538.1 of the California Business and Professions Code.

PROPERTY 0[n11�ER OF RECORD: Arthur Court and Annette Court.
CONDITIONS: This conditional certificate is expressly �on-
diti.oned so as to reguire that prior to the issuance of a permit
or other grant of approval for any development of the property
there shall be compliance by the owner, or any subseguen'c trans-
feree of the property, with the follawing conditions and require-
ments e
l . U�ithin Owner' s existing access easement, Owner shall
provide for a pr�vate driveway serving Owner' s proper�y from
Gilmartin Drive, which driveway shall meet the mini7num reasonable
requirements of the Tocan Engineer and the Taburon Fire Protection
District.
2 . Owner shall provide adequate fire pro�ection facilities
which may include, but are not limited to, fire hydrants and
driveway turnarounds� as required by the Tiburon Fire Protection
District.
3 . Owner shall provide for adequate and appropriate drain-
age of the property and any improvemen�s made by Owner thereto,
including driveway access � and Owner' s plans therefor shall be
approved by the Town Engineer. As a condition of such approval�
the Town Engineer may require the granting of drainage easements
to neighboring properties in the Hacienda Heights Subdivision
where dee�ned neeessary.
This Conditional Certificate of Compliance shall in no way
affec� the requirement of any other county, state, federal or
local agency that regulates development oiE real property; nor
does it affect applicable regulations of the Town of Tiburon
governing the construetion of improvements to real property.
