RESOLUTION NO. 3203
A RESOLUTION OF THE TOWN COUNCIL OF THE
TOWN OF TIBURON ACCEPTING A CONVEYANCE
FROM BARBARA Z. ABRAMS FOR
THE PURPOSE OF CONSTRUCTING A NEW
TOWN HALL
WHEREAS, the Town ofTiburon is constructing a new Town Hall; and
WHEREAS, Barbara Z. Abrams has offered to donate certain real property for use as the site
of the new Town Hall; and .
NOW, THEREFORE, BE IT RESOLVED by the Town Council of the Town ofTiburon that
the Town of Tiburon accepts the property offered by Barbara Z. Abrams as conveyed by the grant
deed attached hereto and incorporated herein. The grant deed shall be accepted by the Mayor and
shall be recorded with the Office of the Marin County Recorder.
PASSED AND ADOPTED at a regular meeting of the Town Council of the Town of Tiburon
on January 2, 1997 by the following vote:

CERTIFICATE OF ACCEPTANCE
(Pursuant to Government Code ~27281)
This is to certify that the interest in real property located at Tiburon Boulevard and Mar
West, Tiburon, California, more specifically described in Exhibit "A" 10 the Quitclaim
Deed attached hereto, is hereby conveyed by the Quitclaim Deed of Gift dated
December 30, 1996 from Barbara Z. Abrams, Grantor, to the Town of Tiburon, a
California Municipal Corporation, and is hereby accepted by the undersigned officer or
agent on behalf of the Town of Tiburon pursuant to authority conferred by Resolution
No. 3203 ofthe Tiburon Town Council dated January 2,1997; and the grantee
consents to recordation thereof by its duly authorized officer.

. "QUITCLAIM DEED OF GIFT
Barbara Z. Abrams, Grantor, hereby grants to the Town of Tiburon all right, title
and interest which she may have in and to the real property situated in the Town of
Tiburon, Marin County, California, which is more particularly described in Exhibit A
attached hereto and incorporated herein. Said property is conveyed to the Town of Tiburon
solely for use as the site of a new town hall.
In consideration of which grant, the Town of Tiburon agrees to provide f'd'teen (IS) all-day
(8:00 am to 5:00 pm) parking spaces that would not otherwise be available, either on-site or
r- at downtown locations visible to Angel Island visitors or at locations made known to them
through reasonable signage or instructions on such weekend days and holidays when it
appears that other parking may be inadequate to meet demand. This agreement is made to
implement Section 2d of that certain Settlement Agreement dated March 11, 1996 between
the People of the State of California, by and through the Department of Parks and
Recreation, Edward G. Zelinsky, Barbara Z. Abrams and Main Street Properties. By
acceptance of this deed of gift, the Town of Tiburon hereby agrees to indemnify and hold
Grantor harmless against any claims arising from from the Town's failure to p~vide ~5
spaces in compliance with Section 2d of said Settlement Agreement. -

Description of Parcel "Y"
A portion of Parcel "A" as said parcel is shown on the map filed December 7,1978, in
Book 15 of Parcel Maps, at Page 90, Marin County Records, State of California, said
portion described as follows:
Beginning at the most northerly comer of said Parcel "A" said comer also being a point
on the southerly right of way line of Mar West Street and a point on the southwesterly
line of Lot 10, as said lot is shown on the map filed February 16, 1984, in Volume 19 of
Maps, at Page 4, Marin County Records; thence along the northeasterly line of said
Parcel "A" and said southwesterly line of Lot 10, South 65047'32" East, 261.79 feet
(recorded South 65022'40" East, 15 PM 90) to the True Point of Beginning;
thence from the True Point of Beginning, along said northeasterly line of Parcel "A" and
Southwesterly line of Lot 10, South 65047'32" East, 114.50 feet to a point; thence
leaving said northeasterly and southwesterly lines, South 36025'08" West, 203.05 feet
to a point on the northeasterly right of way line of Tiburon Boulevard; thence along said
northeasterly right of way line of Tiburon Boulevard, North 55055'42" West, 112.00 feet.
(recorded North 55035' West, 15 PM 90) to a point; thence leaving said right of way
line, North 36025'08" West, 183.42 feet to the True Point of Beginning.
Containing 21,624 square feet, more or less.
