LEASE AGREEMENT FOR OFFICE SPACE AT 1155 TIBURON BOULEVARD
Date: December 22, 1997
This is a lease between the Town of Tiburon (Lessor) and A. K. Strotz + Associates (Lessee) for the
northern portion of the second floor of the old Town Hall Administration Building located at 1155
Tiburon Boulevard. The building area consists of approximately 1,000 square feet of office space
(see Exhibit A.)
Said space is leased as is, without further improvements or corrections of deficiencies except the two
doors to the remaining upstairs space shall be boarded up by the Town. The Lessee may make any
alterations, within the space, as necessary for his operations, except all structural components shall
remain as is. It is understood by both parties that the building will be torn down at a future date for
the proposed Senior Housing Project.
The Lessor believes that the premises are in a safe and habitable condition. The Lessee has inspected
the premises and concluded that they are safe, habitable, and suitable for Lessee's purposes.
However, Lessee is aware that the premises are old and may become unsafe, uninhabitable and/or
unsuitable for Lessee's purposes at any time. Lessee is also aware that the Lessor intends to demolish
the premises. Accordingly, in no event shall the Lessor be obligated to repair or maintain the
premises. In the event that the premises are found to be or become unsafe, uninhabitable, or
unsuitable for Lessee's purposes, Lessee shall vacate the premises immediately and this lease shall
terminate, Lessee being obligated to pay rent only for those days prior to said termination.
Notwithstanding the foregoing, if the parties agree that the necessary repairs are minor in nature,
Lessee shall have the option of making such repairs at its expense.

- The lease t& shall be from January 1, 1998 to July 1, 1998, and on a month-to-month basis
thereafter. Either party will give thirty (30) days notice to vacate.
The monthly rent shall be $850.00 plus $100.00 for the use of utilities. The rent shall be due and
payable the first of each month. The utilities, such as electricity, gas and water, shall be borne by
Lessor since Lessor will be occupying the balance of the building. Lessee will pay for own telephone
installation and usage.
Lessee shall keep a Comprehensive General Liability Insurance and a Fire Insurance in force and shall
name the Lessor as an additional named insured. Prior to taking possession of the premises the Lessee
shall provide the Town with a certificate verifying that the Town has been added to said insurance
policies.
Lessor shall have the right to inspect the premises any time during normal business hours by giving
notification by telephone.
The above representations have been agreed upon the day first written above.
