The District provides this notice as a courtesy, even though the FMP relates to property not located within the Town of Tiburon. Instead, the District's FMP will include site-specific plans for. The proposal would add 430 square feet of living space, including a larger garage and a new bedroom, bathroom and mud room. The addition would extend to within 13 feet, 10 inches of the front property line and within 6 feet, 11 inches of the west side property line.. which is less than the 30 foot front setback and 15 foot side setback required in the RO-2 zone. The project would result in lot coverage of 3,437 square feet (35.1%), which is greater than the 15.0% maximum lot coverage permitted in the RO-2 zone. Assessor's Parcel No. 034-241-41. The applicant proposes to construct a 2,885 square foot, three-story house, which would result in a floor area ratio of 54.7%, which is greater than the 35.0% maximum for a lot of this size. The front setback would be 3 inches in lieu of the minimum 15 feet required in the R-I zone. The house would be 36 feet, 4 inches tall, in lieu of the maximum building height of 30 feet.
