1. 6 EAST TERRACE: File Nos. DR2017031/VAR2017013/VAR2017014/VAR2017015;
Timothy and Tina Davis, Owners; Site Plan and Architectural Review for construction of
additions to an existing single-family dwelling, with Variances for reduced front and side
setbacks and excess lot coverage. The proposal would add 451 square feet of living space,
including a larger garage and a new bedroom, bathroom and mud room. The addition
would extend to within 14 feet of the front property line and within 7 feet, 7 inches of the
west side property line, which is less than the 30 foot front setback and 15 foot side setback
required in the RO-2 zone. The project would result in lot coverage of 3,421 square feet
(34.9%), which is greater than the 15.0% maximum lot coverage permitted in the RO-2

existing house, resulting in a total floor area of 5,822 square feet, along with 506 square
feet of garage space and 636 square feet of carport space, which is greater than the 600
