A RESOLUTION OF THE CITY COUNCIL OF THE
CITY OF TIBURON ADOPTING A PD PRECISE PIAN
FOR AN OFFICE BUILDING BETI.mEN 72 AND 80 MAIN
STREET
WHEREAS: Lee l~rney, architect and agent for Frederick G. Zelinsky, has
submitted a PD Precise Plan application for an office building be~~een 72 and 80
~ain Street and associated parking revisions, and
'~EREAS: A PD ~aster Plan for the subject property has previously been
adopted, and
WHEREAS: The Tiburon Planning Commission has held at least one public
hearing on the matter and has recommended approval thereof, subject to certain
conditions, and
\{HEREAS: This City Council has held a public hearing on the matter and
finds that the Precise Plan is in substantial conformance with the adopted Master
Plan.
NOW, THEREFORE, BE IT RESOLVED: This Council does hereby adopt the PD
Precise Plan subject to the following exhibits and conditions:
Exhibits
1. Plans by Lee Karney, Architect, dated received January 28, 1971, consisting
of 5 sheets plus a perspective.
2. Letter from Lee I~rney, Architect, dated December 28, 1970
Conditions
I. No uses other than storage will be allowed for the parking level floor unless
the Precise Plan is amended otherwise.
2. Barking spaces for 19 automobiles shall be allocated as dual uses in spaces now
allocated for the Tiburon Playhouse, 16 of which are for the proposed office
building and 3 of which are for Sweden House Bakery.
3. No building permit shall be issued until final landscaping and parking plans are
submitted to and approved by staff. The landscaping plans shall include land-
scaping and paving oriented to pedestrian traffic in the area between City Hall
and the proposed building and in the area between City Hall and the parking lot
circulation area. The parking plan shall include adequate detailing of the
police vehicle spaces to assure ease of ingress and egress.
4. Improvements and alterations to the landscaping and parking plan shall be com-
pleted prior to any occupancy of the building whatsoever.
5. Prior to the issuance of a building permit, a covenant providing for parking on
another parcel shall be recorded as per requirements of Section 13(B) of the
Tiburon Zoning Ordinance.
PASSED AND ADOPTED at a regular meeting of the City Council of the City of
Tiburon held on March 22. , 1971, by the following vote:
