RESOLUTION NO. 327
A RESOLUTION OF THE CITY COUNCIL OF
THE CITY OF TIBURON RECOMMENDING
APPROVAL OF THE TENTATIVE SUBDIVISION
MAP OF EL MARINERO UNIT 2
WHEREAS: Mr. James W. Derryberry has submitted a tentative sub-
division map by Arthur J. Lang, Civil Engineer, pursuant to provisions
of the State Map Act and the subdivision ordinance, and
WHEREAS: The map has been reviewed by various public agencies,
staff and the Subdivision Review Committee, and
WHEREAS: The map appears to meet the requirements of the appli-
cable ordinances, with the addition of certain conditions.
NOW, THEREFORE, BE IT RESOLVED: The City Council of the City of
Tiburon, does hereby recommend approval of the Tentative Map of El
Marinero Unit 2, (Exhibit "A") subject to the following conditions:
1. A drainage and pedestrian easement shall be established
along the easterly subdivision boundary similar to that
shown on Exhibit liB", attached hereto and made a part
hereof.
2. A pedAstrian pathway and necessary stairs shall be constructed
as shot-ln on Exhibit "B", prior to issuance of any building
permits.
3. A Parks and Recreation In-Li~u Fee of $3,900 shall be paid
prior to the filing of the final map.
4. Improvement plans for necessary streets, driveways, drainage
improvements, pedestrian paths, landscaping and other
utilities shall be submitted to and approved by staff prior
to approval of final map.
5. No parking shall be permitted on one side of Phyllis Drive.
6. All pedestrian easements shall be offered for dedication to
the City.
7. Siting of the buildings shall be subject to the prior
approval of the Board of Design Review.
PASSED AND ADOPTED at a regular meeting of the Tiburon City
Council on December 14, 1970, by the following vote:
