A RESOLUnON ADOP'l'ING A PD ZONE PRECISE
DEVELOPMENT PIAN FOB. PltOPER'lY ON M\RlNERO
CIRCLE
WHEREAS: Mr. John Hoffmire has submitted a Precise Plan for
Assessor's Parcel Nos. 58-191-04, 05, 06, 07, 19 and 20, located at 58 Marinero
Circle.
WHEREAS: Tbe Planning Coumission of the City of Tiburon has
held a public hearing to consider all arguments made both for and against said
proposal, and,
NOW 'l'HEREFORE, BE I T RESOLVED: '1'ha t the Ci ty Counc il of the
City of Tiburon does hereby adopt the proposed Precise Plan as drafted by D. B. G.
Coleman, Architect, and identified as Exhibit l~" of December 6, 1971, subject to
the following conditions:
1. Submission and approval of the precise location of the
access in respect to the Bodian property.
2. Submission and approval of final individual building eleva-
tions by the Board of Design Review.
3. Submission and approval of deed restrictions and maintenance
agreements in the event that this property is subdivided and sold as condominiums.
4. Submission and approval by tbe City Engineer of:
A. A soils engineering or an engineering geology report.
'!'be report should certify that the site has been investigated and that the pro-
posed grading work is stable and safe.
B. The Grading Plan completed to show the grading work
necessary for the recreation areas.
C. A drainage pla:1 showing all proposed drainage provisions
shall be submitted for review together with necessary hydraulic computations.
D. Further review of the sharp curved access to Building No. 9
as a feasible access for fire trucks.
E. Street and/or driveway improvements to include pavement
design, curb and gutters and drainage structures.
5. Fire protection to be provided as specified by the Tiburon
Fire Protection District.
6. No site work of any nature whatsoever shall take place
unless and until the City Council shall have reviewed and approved the overall
landscape plan and appropriate .methods of maintenance.
PASSED AND ADOPTED at a regular meeting of the City Council of
the City of Tiburon on January 10th , 1972, by the following vote:
