CITY COUNCIL RESOLUTION NO. 399
A RESOLUTION OF THE CITY COUNCn. OF 'mE CI'lY OF
TIBURON ADOPTING A PD PRECISE PlAN FOR THE 112
UNITS MODERA'm INCOME HOUSING PROJECT FOR mE AREA
KNOWN AS HIIARI'D\ IN THE PD ZONE
WHEREAS: The Tiburon Ecumenical Association Inc. has
submitted a PD Precise Plan application for a l12-Unit MOderate Income
Housing Project to be located in the Hilarita Housing Area; and
WHEREAS: A PD Master Plan for the subject property has
been adopted, and
WHEREAS: The Planning Commission and City Council have re-
viewed the plans and approve of the site plan and building design, and
WHEREAS: The Planning Commission and City Council find
that the Precise Plan is in substantial conformance with the adopted Master
Plan.
NOW, THEREFORE, BE IT RESOLVED: This City Council does
hereby adopt the PD Precise Plan according to the following exhibits and
conditions:
Exhibits
1. Plans submitted by Kaplan & McLaughlin, Architects, dated received
September 21, 1971, consisting of five sheets, plus landscape plans consisting
of two sheets, and improvement plans consisting of six sheets.
2. Letter from Ellis Kaplan, dated September 21, 1971.
3. Copy - H U D application - Project Mortgage Insurance dated 11/16/70.
Condi tions
1. Approval of improvement plans by City Engineer and Director of Community
Development including such items as drainage ~provements, sidewalk locations
and construction, and street sections.
2. Final Approval of Soils Engineer's Report by the City Engineer.
3. Location and design of the Community Building to be subject to PD approval.
4. Staff approval of detailed plans for landscaping, and outdoor lighting.
s. City Council approval of tenant regulations including provisions for
amendments thereto regarding outdoor clothes drying areas, TV antennae and
similar appurtenances.
6. Provision for the pedestrian way along the northerly portion of the
parcel as required by the adopted PD Master Plan.

meeting held on November 8. 1971, by the following vote:
