HomeMy WebLinkAboutTC Res 1971-05-24 (2) RESOLUTION NO. ~ A RESOLUTION OF THE CITY COUNCIL OF THE CITY OF TIBURON APPROVING A PD PRECISE PLAN FOR A 34-ROOM ADDITION TO THE TIBURON LODGE WHEREAS: Lee Karney, Architect and Agent for Fred Zelinsky, has filed a PD Precise Plan for additions to the Tiburon Lodge, and WHEREAS: The Planning Commission of the City of Tiburon has held at least one public hearing on the matter, and WHEREAS: The Planning Commission of the City of Tiburon found that the PD Precise Plan is substantially in conformance with the Master Plan as adopted by Ordinance No. 54 N.S. of the City of Tiburon and therefore by Resolution No. 105 did approve and recommends that the City Council approve and adopt the PD Precise Plan according to certain exhibits and subject to certain conditions as set forth in said resolution. NOW, THEREFORE, BE IT RESOLVED: That the City Council of the City of Tiburon does hereby approve and adopt the PD Precise Plan for a 34- room addition to the Tiburon Lodge according to the following exhibits and conditions. Exhibits 1. Site Plan, Parking Layout and Perspective by Lee Karney, Architect, identified as Exhibit 1_- April 26, 1971. 2. 2nd and 3rd Floor Plans by Lee Karney, Architect, identified as Exhibit 2 - April 26, 1971. 3. Master Drainage Plan by Bala & Strandgaard, identified as Exhibit 3 - April 26, 1971. 4. Letter from Lee Karney, Architect, re: materials, drainage and land- scaping, dated February 23, 1971. Conditions 1. The landscaping as approved shall be completed prior to occupancy. 2. Fire hydrants and accompanying water mains shall be installed as required by the Tiburon Fire Protection District and Marin Municipal Water District prior to occupancy. 3. All exterior lighting shall be approved by the Board of Design Review. 4. Prior to the issuance of a building permit, all signs and exterior lighting on the property shall be made to conform with the Sign Ordinance. 5. Prior to the issuance of a building permit, the applicant shall enter into an agreement satisfactory to the City Attorney which will pro- vide for the payment of a drainage in-lieu fee of $2,222,50. The fee shall be payable in cash prior to the time that a building permit is granted. 6. A covenant running with the land to provide on City determination that the owner will undertake paving, landscaping and lighting of all or part of the parking area. 7. A covenant running with the land to provide that the owner shall not protest any formation of a drainage assessment district subsequently.
