A RESOLUTION OF 'l'HE CITY COUNCIL OF THE CITY OF TIBURON
APPllOVING A PD PRECISE PlAN Fal PROPERTY LOCA'l'ED AT
7-11 MlIN StREET
WHEREAS, a PD Precise Plan for the development of the propert,y located at
7.11 Mlin Street bas been submitted to the Planning Coumission of the City of TiburQll
for approval; and
WHEREAS. said Planning Commission had held a public bearing thereon and bas
recOIIIIIended that the City Council appro\.~e the Precise Plan; and
WHEREAS, tbe City Council has, by Ordinance No. 120 N.S., approved tbe PD
Master Plan for said property; and
WHEREAS, it is found that tbe subject Plan does conform to the General
Plan for Downtown Tiburon;
NOW, THEREFORE, BE IT RESOLVED that the City Council of the City of
Tiburon does bereby approve the Precise Plan for the property located at 7-11 Main
Street according to drawings submitted by Mario Gaidano, architect, consisting of
three sheets dated December 12, 1972, and revised March 7, 1973.
BE IT FURTHER RESOLVED that the City Council of the City of Tiburon finds
that the proposal is in substantial conformity with the approved Master Plan.
BE IT FURTHER RESOLVED that the approval of the Precise Plan is subject to
the following conditions:
1. Approval shall not be operative until the effective date of Ordinance
No. 120 N.S.
2. No building permit shall issue until tbe precise location and layout
of tbe required parking spaces are approved by the City Manager.
3. No building permit shall be issued until approval by the Board of
Design Review of final construction plans, which shall include _terials, colors
and textures of all exterior surfaces.
4. Windows on the bay side sha.ll conform to other windows in order to
maintain continuity.
5. No residential use shall be permitted on the first floor.
6. Prior to tbe issuance of a building permit, the owner shall provide, in
a form satisfactory to the City Attorney. for the construction and aainteDAnce of tbe
public walkway on tbe b~y side of the property and on all contiguous property under
the same ownership.
mSSED AND ADOPTED at a regular meeting of the City Council of the City of
Tiburon held on April 23. 1973, by the following vote:
AYES: Councilmen: Aramburu, Becker, Fanning, Littman, Sennett
NOES: Councilmen: None
ABSENT: Councilmen: None
