A RESOLUTION OF THE CITY COUNCIL OF THE Crl'Y OF TIBURON
ADOPTING A M\STER PlAN FOR Ro-2C DEVELOPMENT AT 88 ROUND

WBEJlEAS, Raphael S. Soriano, as agent for Marco A. Radomlle. has sub.
mitted a Master Plan for a portion of Assessor's Parcel 58-301-08 Bt 88 RPund Hill
Road; aDd
WHEREAS, the Planning Commission has held a pUblic hearing to cousider
all arguDi8nts made both for and against said Master Plan; and

WHEREAS, the Planning Commission and City Council has made the follOWing
findings:

1. That the development will be superior to that which could otherwise be
achieved without clustering.
2. That, as compared with the development that would be allowable under
standard zoning regulations applicable to the basic residential dis-
trict, the improvements proposed will result in;
a. at least equivalent views and usable outdoor open area for the
proposed residents and neighbors;
b. equivalent privacy for tl1e individual living units;
c. a more efficient parking arrangement;
d. a development which blends with the surrounding development in
architectural character and scale.
NOW, THEREFORE, BE IT RESOLVED: 'I.'bat the City Council of the City of
Tiburon does here),y adopt the Master Plan as drafted by Raphael S. Soriano and
identified as Exhibit A of February S, 1973, consisting of the following:
Master Plan and Landscaping Plan dated February 21. 1973. subject to the
following conditions:
1. Prior to Precise Plan approval, a detailed soils report prepared by a
qualified soils engineer shall be submitted to, and approved by, the City Engineer.
2. A final landscaping plan shall be submitted with the Precise Plan clearly
showing all trees to be eliminated or retained. Landscaping shall be coordinated
and hal'lllOUious with landscaping of the Marinero Heights Condominium.
3. The building sites proposed in the Master Plan may be resited or reduced
if, in the opinion of the City Council, the OUQber of trees proposed to be removed
to accommodate the proposed sites is deemed to be ecologically detrtmental.
4. All improvements and dedications shall satisfy the requirements of Chapter
14 of the Tiburon Municipal Code.
S. An Environmental Impact Report shall be required with the submission of
the Precise Plan.
PASSED AND ADOPTED at a regular meeting of the City Council of the City
of Tiburon held on March 12th ,1973, by the following vote:
