.;\ rrESOLUTION RECON~mND ING CONDITIONAL APPROVAL
OF PD PRECISE PLAN FOR TIlE MIlK OF ANERICA
BUILDING.
WHEREAS: Plans have been submitted by Uilla4d Rand, Architect, as agent
for Frederick G. Zelinsky, for the construction of a Bank of America office build-
ing I and
~1HEREAS: The Planning Commission has held a public hearing on February
5, 1973, to hear all arnumentc made both for and against such proposal:
NOW, THEREFORE, BE IT RESOLVED: that the City Council of the City of
Tiburon finds that the proposal is in substantial conformance with the approved
Master Plan and recommends that the Precise Plan be approved subject to the follow-
ing conditions:
1. Beach Road shall be dedicated to the northeasterly property line of
the Master Plan area and extended and improved to the entrance-exit of the parking
lot. ]mprovements shall be required by the City Engineer.
2. The proposed parking right-of-way shall be dedicated and an encroach-
ment permit for parking will be granted.
3. Cash deposit for sidewalk, curb, gutter and street improvements on
Xiburon Boulevard as required by the City Engineer.
4. Fire hydrants and accompanying water mains shall be installed as re-
quired by the Tiburon Fire Protection District and the M. M. W. D. as part of the
construction phase.
5. A grading and drainage plan for the entire area shall be submitted to
the City Engineer for approval before the issuance of a building permit.
6. Parking lot improvements and landscaping in accordance with Master
and Precise Plan be completed prior to final inspection and occupancy.
7. Exterior siding treatment, landscaping and signing are to be approved
by the Board of Design Review prior to the issuance of a building permit.
