TOWN COUNCIL AND DESIGN REVIEW BOARD WORKSHOP
A. ROLL CALL
B. NEW BUSINESS
(20 min.) 1. Potential Size Limitiations on New Residential.
Construction in Tiburon.
a) Maximum Floor Area Limit proposed in draft
revised zoning Ordinance is 8,000 sq. ft., which
would require a minimum 1.4 acre lot (60,000 sq.
ft.) to achieve. This limit may change during the
public hearing process.
b) A Town Council policy designating a "cap" on
residential square footage as an overall Town
policy (eg., 5,000 sq. ft. maximum).
c) A Town Council policy that directs the Design
Review Board to approve a scale of development
appropriate on a lot-by-lot basis relative to its
surroundings.
(10 min.) P. Findings
a) The importance of "findings" in the design
review process for making decisions based upon
guidelines and/or solid design principles. For
example, "The west elevation of the proposed
residence is too massive because........ it is too
visible from adjacent residences in that.........
and it conflicts with the Town's Hillside Design
Guidelines in that...........
(10 min.) 3. Direction to Applicants
a) More direction to applicants for review of
submitted proposals: often the applicants have
complained that what the Board says is too
generic.
(14 min.) 4. Information Required
a) To the point of nearly "working drawings"'
b) Should format of staff report lead to specific
findinv_s and more definitive recommendations from
staff'
