I received notice today of your meeting tomorrow re Alta Robles and regrettably will not be able to
attend.
After reviewing the newly revised plans, I felt compelled to forward to a quick note stating how
disappointed I was with the continued nips and tucks the developer, his architect, his lawyers and the
rest of his team have put to their design.
While infinitesimally addressing the important issue of views and ridge lines, the scale, scope and bulk
remains as always---undeniably massive.
I think the local community has spoken, which The Ark has echoed, that this is the most concrete one
could possibly put on Paradise Drive, scarily setting precedent for other properties (including the
Winters property) to do the same, force a double-widening of Paradise Drive and a forever loss of what
brought many of us to Tiburon in the first place.
As a Paradise Drive resident, I am frightened by this project knowing that the road is no longer going to
be the only reason I went to the other side of the hill and that our generation of leadership and vision
might let this happen.

LSA updated the vegetation constraints map in 2010. Nevertheless, the applicant
continues to use outdated material as a development plan basemap to incorrectly
demonstrate that lot/house locations are outside environmentally constrained areas
(serpentine bunchgrass grassland/habitat for special-status plants). Although this has
been pointed out previously, the applicant has not corrected his submissions. Please ask
the applicant to revise the Alternate 6, November 2011 constraints map to reflect the
newest data so that you can make informed decisions.

The applicant, in response to the Tiburon Town Council's request to move house locations plus
residential use areas off the ridgelines,
has complied with a new proposal to move house locations away from the ridgelines, but has ignored
moving residential use areas off the ridgelines.
Seven of the extremely large residential use areas would extend across the ridgelines, permitting
"improvements" to be constructed on ridgelines.
These improvements could include the guest parking areas, swimming pools and terraces, which would
require leveling of the ridgelines,
plus fences and accessory buildings, which would erase the ridgelines' visibility.
Clearly, moving only the house locations off the ridgelines does not meet the Town Council's objectives
of compliance with the Tiburon 2020
Plan which calls for keeping ridgelines open and unobstructed.
TIBURON 2020 Town of Tiburon General Plan
OSC-11: Development and the construction of buildings and yard improvements associated with
development, including landscaping and trees, shall be set back a minimum of 150 horizontal feet of
either side of Tiburon Ridge.
OSC-12: Development and the construction of buildings and yard improvements associated with
development, including landscaping and trees, shall be set back a minimum of 50 vertical feet of either
side of Tiburon Ridge, measured from the highest point of the roofline of a structure or tree.
PSC-33 + 34: Moving the lot locations from the ridgelines into the oaks does not "protect and preserve
trees to the maximum extent feasible."
Moving Lot 13 further to the north increases its already looming visibility to the 30 households of
Seafirth. The lot should be eliminated.

In response to the Council's request to reduce floor areas to conform more closely with the
neighborhoods that surround the Alta Robles property,
all but two of the houses still exceed 6,500 square feet. This does not conform to the Paradise Drive
Visioning Plan, an important legal planning tool for
this area, nor to the General Plan.
We would like to see story poles for the new proposal and it's possible that the Council will want to see
an outline of the ridgeline locations of
the residential use areas. We previously requested visuals of the houses once the proposed removal of
261 trees has been accomplished.
It would be good to learn how many more trees are now proposed for removal.
Reducing the number of houses and the size of the houses proposed would be in keeping with the
General Plan and the features of this
highly constrained property. Thank you. SJS
