A RESOLUTION OF THE TOWN COUNCIL OF THE TOWN OF TIBURON
APPROVING AN AMENDMENT TO THE TZBURON HIGHLANDS PRECISE PLAN
(PD #15j TO EXTEND BUILDING ENVELOPE
ON PROPERTY LOCATED AT 20 UPPER CECILIA WAY
ASSESSOR PARCEL NUMBER= 034 - 360 -24
WHEREAS, on August 28, 2013, the Plantting. Coamtission held a public heariag
to consider the approval o£ an amendment to the Tiburon Highlands Precise Plaa to
extend building envelope for the property developed with an existing single - Family
residence at 20 Upper Cecilia Way and
WHEREAS, aRer receiving public testimony and considering the application at
that hearing, the Plamting Commission adopted Resolutien No_ 2013 -09 recommending
- � to the Town Council that the Precise Plan Amendment be approved; and

property at 20 Upper Cecilia Way would be consistent with the overall intentton of the
Tiburon Highlauds Precise Plan and the policies contained within the. Tiburon General
Plan;. and
WHEREAS, the Town Council Ands that the project is exempt from the
requirements of ttae Cali{ rnia Environmental Quality Act per Section 15301 o£the
CEQA Guidelines_
NOW, THEREFORE, BE IT RESOLVED that the Town Council of the Town o£
Tiburon does hereby approve the requested amendment to the Tiburon Highlands Precise
Plaq subject to the following eossditions:
1 _ The approved building envelope: expansion for the property at 20 Upper
Oeccilia Way be amended as retlected on attached Exhibit "A ",
oxporated herein and made part o£this Resolution.

decks and exterior stairways as shown in the plans on {le with dais
application. Room additions shall be prohibited within the building
envelope expansion area.
3. This Precise Plan Amendment approval shall be valid for 36 months
Following its ei£ective date, and shall expire unless subsequent zoxaiag
and/or building permits have been issued pursuant to this approval_ A
tim xtension may be granted if such request is 51ed prior to the
expiration date.
4. This approval shall in no way alter other provisions o£ the Tiburon
Highlands Precise Plan not speci£acally described herein.

September 18, 2013, by the following vote:
